Why use this indicator?

A vibrant and healthy community needs a diverse social mix, in terms of family types, cultural backgrounds, and ages. A broad mix of people in a community encourages a greater diversity and understanding of different ideas and cultural activities. One way to encourage a social mix is to provide a variety of housing types.

Providing greater choice in housing also assists in maintaining affordability. A wide mix of housing provision in an area will provide a sense of security to existing residents that they and their children can afford to live in their community through all stages of life, should they choose to do so.

This indicator will allow Council to measure our progress in providing various housing options and ensure that development meets the needs of our communities.

What is the current situation?

Overall, the number of medium / high density dwellings in the City has increased by 1.1%.

The largest changes in the type of dwellings in Penrith City between 2001 and 2006 were:

  • separate houses (+1,130), and
  • medium density dwellings (+884)
  • households living in caravans, cabins, houseboats also increased (+120).

Council continues to seek opportunities to encourage a range of housing types to provide for a diverse social mix and maintain affordability.

What is the desired trend?

An increase in the variety of housing styles and sizes available to Penrith City residents.

What does this mean for the Sustainability of Penrith City?

An increase in housing choice will help build a more sustainable community, as it provides housing options for people at all stages of life and in all economic circumstances.

Penrith City, which is traditionally a LGA dominated by detached dwellings, is starting to show an increase in other forms of housing. This is a positive step towards building more sustainable communities.
